A few years from now, the ongoing infrastructure projects around the metropolis will reach completion, thereby creating much mobility and accessibility for city-dwellers who are always on the go.
The country’s first intercity underground railway, for instance, is set to start partial operations in 2022 and will be fully operational by 2025. It will run from Quirino Highway in Quezon City to the Ninoy Aquino International Airport in Pasay City.
This will significantly cut down the travel time not only for commuters but also for motorists as traffic congestion along the subway’s 36-kilometer train line is projected to lessen.
On the other hand, the real estate value, especially around the areas in which the 15 subway stations will be built, is seen to rise, according to property consultancy firm Colliers International.
One property development that will be of great value to investors and home-seekers alike is DMCI Homes’ upcoming residential condominium project, The Crestmont, with its strategic location along Panay Avenue in Quezon City’s South Triangle district.
The Crestmont is a few steps from the MRT-3 Quezon Avenue station and near a proposed station of the Metro Manila Subway. It is also near hospitals, top universities, government agencies, offices and other places of interest and leisure.
On the 3,000-square meter site, a 50-storey structure will rise and be ready for occupancy by September 2025. Unit offerings include 1-, 2-, and 3-bedrooms, each designed to provide every family’s requirements for space and comfort.
As its name signifies—Crestmont means impressive peak—the condominium project will offer ample living spaces and premium amenities suited for today’s hectic yet still family-oriented lifestyle.
The Crestmont will carry DMCI Homes’ trademark resort-inspired design and topnotch quality, but with enhanced unit features, bigger windows, spacious balconies, and efficient air conditioning system.
Its outdoor features will include a Sky Deck pool which is a first in DMCI Homes projects. There is also a kiddie pool and children’s play area to bring an endless treat of resort living for the whole family.
Indoors, there will be a reception lounge, fitness gym, lounge area and entertainment and function rooms. There will also be a convenience store, mail box area, and laundry and water stations.
Moreover, the building boasts of DMCI Homes’ proprietary design innovation Lumiventt® Technology to make units naturally lighted and ventilated through three-storey high breezeways, single-loaded hallways, and landscaped atriums.
Live a life that is connected to all that is essential with the exquisite living spaces at The Crestmont. Value-for-money dwelling units range from 33.00 to 84.50 square meters at a price of P5.62 million – P13.43 million.
The Crestmont is one of the developments of DMCI Homes, the country’s first Quadruple A real estate developer known for building quality resort-inspired communities in Mega Manila, Baguio City, Boracay and Davao City. Each of its properties is built with world-standard craftsmanship borne from D.M. Consunji Inc.'s over 60 years of expertise in the construction and development industry.

Convinced that Quezon City is the market to watch out for in the real estate industry, DMCI Homes is pouring more investments in the former Philippine capital this year to expand its presence in the area.
DMCI Homes Assistant Vice President for Project Development Dennis Yap said the company is planning to launch at least two more residential condominium projects in Quezon City this year in anticipation of a robust housing demand spurred by upcoming government infrastructure projects.
“Strong reservation sales of our ongoing projects indicate immense interest in the Quezon City property market and we are optimistic that the trend will continue in the coming years,” Yap said.
One of DMCI Homes’ planned new developments is a single-tower resort-inspired development in Mapalad Street, Roosevelt Avenue called Cameron Residences.
Located right in the middle of Quezon City, the 45-storey residential tower is intended to offer strategic takeoff point going to top universities, business districts, leisure zones, medical facilities, government institutions, and nature parks in the former Philippine capital.
“At present, we have three ongoing residential condominium projects in Quezon City, all of which are almost sold-out. All in all, we have 12 projects in the city which makes it the biggest host of our projects in Metro Manila,” Yap said.
Property consultancy firms have urged developers to explore the residential potential of Quezon City which is seen to be the biggest recipient of the potential opportunities arising from the “Build, Build, Build” program of the national government.
Colliers International, for one, named the Metro Manila Subway Project as the project that would benefit the city the most since it will host seven of the 13 proposed stations namely Mindanao Avenue, Tandang Sora, North Avenue, Quezon Avenue, East Avenue, Anonas, and Katipunan.
Aside from the Metro Manila Subway Project, also anticipated to improve foot traffic in the largest and most populated city in Metro Manila is the ongoing construction of the MRT-7 railway system which travels from San Jose del Monte, Bulacan to North Avenue in Quezon City as well as the Skyway extension project which is anticipated to cut travel time to Gil Puyat Avenue in Makati from 2 hours to less than 30 minutes.
Taking advantage of children’s strong yearning for new knowledge and skills, Zinnia Towers in North EDSA, Quezon City recently held its own version of a play city to allow kids in the community to learn and have fun at the same time.
The DMCI Homes development recently held “Kidzinnia,” a five-day workshop that involved children who lived in the community. Spearheaded by Zinnia Towers’ Property Management Office (PMO), the event included workshops on gardening and recycling activities as well as other fun activities such as games, storytelling, a treasure hunt, and role-playing.
Only 15 to 20 children were expected to turn up at the workshop, but in the end, the event counted over 40 participants – a testament to just how active both the Zinnia Towers’ community and PMO are.
Through the activities, children were able to learn about the Zinnia Towers community, and know more about the roles of the people they interact with everyday, from the DMCI Homes property management staff, to fellow residents.
The kids also learned about taking care of their surroundings, and were oriented on the community’s house rules in an enjoyable and exciting way. With their safety in mind, the kids were also given an emergency preparedness workshop.
The event ended with a hands-on activity that allowed participants to actually experience what it’s like to work in the property management aspect, stepping into the shoes of security guards, housekeepers, receptionists, officers, and property managers. This way, the kids were able to truly learn the value of doing their best, working together, doing the right thing, and making other people happy.
Resident Gerald Sanchez, a parent at Zinnia Towers, said that Kidzinnia was a “great activity”, sharing that he appreciated that it was both informative and fun.
“Keep it up,” he told the PMO, referring to the event’s success.
According to Zinnia Towers property manager Edilyn Perez, the idea for the event came about because they wanted to get children more involved in the community.
“The PMO believes that children have a positive impact and contribution to the community,” she said, explaining that children are a factor to having a safe, clean, and healthy environment.
The workshops according to Perez were designed to teach children how to be better members of the Zinnia community, in an interesting and experiential way. They also aimed to instill values that will benefit the children in the long run, and help them not only at home, but also in school, and with their friends.
For instance, she explained that learning about property management and having that hands-on experience not only made the children more aware of house rules, but because property managers are leaders, the experience also helped instill leadership skills in the kids, training them to be more proactive in the future.
KidZinnia was only one of several events held by the PMO for its residents. They also held a bazaar as well as a Santa Cruzan to keep Filipino culture alive while giving the residents an opportunity to bond, make friends, and have fun.
“We want them to have not just a home, but a community,” Perez said.
Indeed, community is the best word to describe what the residents at Zinnia Towers have. The best part is, their community includes the entire family – especially the kids.

This pioneering technology from DMCI Homes translates to lesser electrical consumption for residents and at the same time prevent “sick building syndrome” with more breathing spaces.

To ensure a hassle-free condo living, 10 high-speed elevators per tower will be made available and will also house a convenience store, laundry station and a water station.
Five levels of basement parking for both towers were also included in the project design to accommodate a total of 1,651 parking slots.
